★★★★★ 5.0 on Google • Licensed & Insured • Family-owned, Central Florida
If you live in ChampionsGate, you know the view, with stucco homes lining the fairways just off I-4. Permanent lighting in ChampionsGate gives your roofline a finished look every night of the year, not only the few weeks around Christmas.
For most families, the lights go up in November and come down in January. For the other ten months, the house you worked hard for disappears after sunset, and the ladder waits in the garage for next year.
We install permanent outdoor lighting on a slim track under your eave, color-matched to your trim, that stays up for good and runs from your phone. You can use warm white most nights and any color you like when there is a reason to celebrate. Request a free quote, and we will look at your roofline and send a written quote with the exact price for your home. If you want to see the lights and the app first, we can come out for a free in-home demo.
Permanent Lighting in ChampionsGate Starts Under the Eave, Not on the Tile
Many homes here pair stucco walls with tile or architectural shingle roofs, and a lot of them are two stories, some with a front entry tower or several stacked peaks. Nothing we install sits on the roof covering itself. Our track mounts under the eave, along the fascia or soffit, and it is color-matched to that trim, so during the day it looks like part of the house.
After dark, that line traces every hip, peak and corner of the roof. On a two-story Mediterranean-style home, the upper and lower eaves light up as two clean layers, which gives the front real depth from the street.

Fairway Lots and the View From Behind
On a golf course lot, the back of your house is the side most people see. That includes neighbors on the next street, anyone out for an evening walk along the course, and you, sitting on the lanai with the screen enclosure behind you. That is why we often recommend lighting the rear roofline along with the front, so the house looks finished from both directions.
Homes that back onto a pond get a bonus, because on a still night the roofline reflects in the water and every color shows twice. Your free quote prices the front and the back separately, so you can choose what is worth it.
Where the Design Changes Across the Area
Inside ChampionsGate Country Club, the larger two-story homes usually call for a layered design on both floors. Stoneybrook South and Providence, both golf communities, include a mix of single-story and two-story plans, and the design follows whichever you have. In Bella Trae, where the streets are quieter and the homes are single-family, one continuous warm white line often looks right.
Closer to Four Corners and out toward Loughman, homes range from newer subdivisions to older properties that have been there much longer. In every case we lay out the runs on your actual roofline for your quote, so the design fits your house instead of a template.
A Year of Colors You Set Once
Most nights, the schedule runs a clean warm white, which makes a stucco house glow. For special dates, you can set red, white and blue for the Fourth, orange and purple for Halloween, your team’s colors on game day, and deep red and green all December. You can even switch to pink or blue the night a new grandbaby comes home.
We install the Minleon system, with individually controlled LED lights that can hold still, fade or chase along the roofline in 16 million colors. You can set the whole year at once in the app or change tonight’s color from the couch in a few taps.
That is what makes permanent lighting different. Instead of a December project you dread, it becomes part of the house, like the porch light, except it can be any color you want and never needs a ladder. The holidays simply become the nights you pick something special.

Gatehouses, Clubhouses and Four Corners Storefronts
Communities and businesses here deal with the same seasonal hassle on a larger scale. A gatehouse, a clubhouse roofline, a monument entrance or a storefront near Four Corners can run permanent outdoor lighting in warm white every evening and holiday colors on a schedule, with no lift to rent every November and no crew pulling strands down in January.
If your community has an HOA or architectural review, permanent lighting usually counts as an exterior modification, so you will apply first. We provide the spec sheet and daytime photos for the application, and the decision is always the board’s.
How We Price a Two-Story Roofline
Permanent outdoor lighting starts at $2,500 installed, and most homes come in between $3,000 and $6,000. Your price comes mainly from how much roofline we light, along with the number of stories, the peaks and angles, and the coverage you choose, which is why a two-story home with a tower entry costs more than a single-story ranch. You get your exact price in your free written quote, after we lay out the runs and you choose what to light. Prefer to see it on your own house first? We can come out for a free in-home demo and go over the quote in person.
Once you approve the quote, a 50% deposit puts you on our schedule, and the balance is due once the house is lit. Most homes are installed in one day, and before our crew leaves, the app is on your phone and your first schedule is running. We cover the system with a 5-year product warranty and your install with a 1-year workmanship warranty, and we handle both ourselves.
December extras still welcome
If you want palm wraps, lit shrubs or a wreath on the front door for the holidays, we also install seasonal Christmas lighting. Those pieces come down after New Year’s, and your permanent roofline stays.

Not ready to go permanent?
We will hang this year’s Christmas lights instead: our lights, installed, kept lit all season and taken down in January.
Permanent Lighting in ChampionsGate: Your Questions
No. Our track never sits on the tile. It mounts under the eave along the fascia or soffit, which is why we can color-match it to your trim and keep it nearly invisible during the day. Your roof covering is left alone, and the lights sit where the house already has a clean, straight edge.
Often, yes. On a fairway lot, the back of the house is what neighbors and walkers see most, and it is the view you have from the lanai. We can light the front, the back or both on the same app. Your free quote prices each option, so you can decide. If you like, we can walk both sides with you at a free in-home demo.
Yes. A gatehouse, a monument sign or a clubhouse roofline can run warm white every evening and holiday colors on a schedule, all controlled from one app. The board or management company reviews the spec sheet and daytime photos we provide, and the decision is always theirs.
Request a free quote by form or phone and tell us what you want lit, such as the front, the fairway side or the garage. We look at your roofline, lay out the runs and send a written quote with your exact price before you decide anything. Want to see the lights and the app first? We can come out for a free in-home demo and walk you through it.
Permanent lighting starts at $2,500 installed, and most homes come in between $3,000 and $6,000. Most of the number comes from the length of roofline we light, with the height, the peaks and angles, and your coverage adding to it. You get the exact number in your free written quote, before you commit to anything.
Usually not, but our install dates fill quickly in the fall. Once you approve your quote and the 50% deposit is in, we book the next open install date, and most homes are finished in one day. Requesting your free quote early gives you the widest choice of dates before December.
